1 · Payment Disclosures
PTR, Inc. ("PTR") operates a peer-to-peer marketplace. When a guest books a stay, the price shown at checkout is itemized as the nightly subtotal, any cleaning fee set by the host, and a guest service fee of twelve percent (12%) of the subtotal plus cleaning fee — all three are disclosed before payment. Paying by card places an authorization hold on your card through our payment processor (Stripe, Inc.) — no funds are captured at that time. The host has twenty-four (24) hours to accept or decline your request; only upon acceptance is your card actually charged, with the funds then moved into a platform-controlled escrow balance. If the host declines, or does not respond within 24 hours, the hold is released automatically and you are not charged. Paying by Klarna, Apple Pay, Google Pay, or Link (see below) instead charges you in full at the time of your request, consistent with how those payment methods work; if a booking made this way is later declined, you receive a full refund of the captured amount. In all cases, funds are not available to the host at the moment of payment. Instead, once a booking is confirmed, the value of each night (and, on the night the stay completes, the cleaning fee) is released to the host's Vacation Fund on the morning after that night is completed ("PTR Yield"), less PTR's flat platform fee of eight percent (8%) of the nightly rate and cleaning fee. The guest service fee is retained by PTR in full and is never part of a host's payout. PTR charges no membership fees, maintenance fees, exchange fees, or points-conversion fees of any kind.
Alternative payment methods — including Klarna and other buy-now-pay-later products, Apple Pay, Google Pay, and Link — are provided by third parties subject to their own terms, eligibility checks, and credit disclosures. Financing a stay through Klarna creates a credit relationship between you and Klarna, not between you and PTR. Late fees or interest assessed by a financing provider are governed solely by that provider's agreement.
Released PTR Yields are the host's money. Hosts may spend them on a trip through PTR or withdraw them to a linked bank account at any time via standard payout (1–3 business days). If a guest cancels a confirmed stay, the refund is tiered by how far in advance: a full refund if canceled five (5) or more days before check-in, or fifty percent (50%) of the total if canceled closer to check-in, with the non-refunded portion split between host compensation and PTR's platform share (the guest service fee is never paid out to the host as compensation — it remains platform revenue either way). If a host cancels an already-confirmed stay before any night has started, the guest is refunded in full from escrow regardless of timing — the host instead separately pays a cancellation fee of ten percent (10%) of the booking's total price, deducted from the host's own available Vacation Fund balance (never from the guest's refund, and never driving a host's balance negative if it's insufficient to cover the fee). A host cannot cancel a stay once any night has already released to their Vacation Fund. Yields already released to a host before a cancellation are protected by PTR's guarantee reserve, which is funded from platform fees.
2 · Interim Terms of Service
These Interim Terms govern your use of PTR while the platform operates in its early-access period, and remain in force until superseded by the full Terms of Service. By creating an account you represent that you are at least 18 years old, that any property you list is one you are legally entitled to rent, and that the information in your listing is accurate.
Hosts control their own calendars: every night defaults to blocked, and only nights a host explicitly opens may be requested or booked. PTR may suspend accounts for fraudulent activity, misrepresentation of a property, or attempts to move payments off-platform. All money movement on PTR is recorded in an append-only, double-entry ledger; you may request a complete export of ledger entries affecting your accounts at any time.
PTR is a marketplace, not a party to the rental agreement between guest and host. Disputes between users are subject to PTR's resolution process before any external claim. These Interim Terms are governed by the laws of the state in which PTR is organized, to be specified upon formation.
3 · Personal Asset Legal Disclaimer
Renting your home involves real risks to a real asset. PTR is not an insurer and does not guarantee the condition of your property, the behavior of guests, or the payment performance of any financing provider. You are responsible for confirming that short-term rental of your property is permitted by applicable law, local ordinance, lease, HOA covenant, and your mortgage and homeowner's insurance policies before opening any night.
PTR Yields are rental income, not investment returns. Nothing on this platform is an offer of securities, a deposit product, or financial, legal, or tax advice. Amounts shown as "funded," "deficit," or projected earnings are estimates based on current bookings and live third-party rates, which can change. Rental income may be taxable; consult a qualified tax professional.
To the maximum extent permitted by law, PTR's aggregate liability arising from your use of the platform is limited to the platform fees you paid to PTR in the twelve months preceding the claim. Nothing in this disclaimer limits liability that cannot be limited by law.
4 · Privacy Policy — SMS & Text Messaging
PTR collects your mobile phone number only if you choose to provide it at signup, for the purpose of sending you account and booking SMS notifications (booking requests, approvals, declines, payout/yield alerts, stay receipts, review alerts, and refund confirmations). You opt in by entering your number on the PTR signup form.
We do not sell, rent, or share your mobile phone number or SMS opt-in status with any third party for their own marketing or promotional purposes. Your number is used solely to deliver the transactional notifications described above and is never used for marketing messages.
Message frequency varies based on your account activity — typically a handful of messages per booking or listing event, never a recurring or scheduled campaign. Message and data rates may apply, depending on your mobile carrier and plan.
Reply STOP at any time to any PTR text message to opt out of future SMS; you'll receive a one-time confirmation that you've been unsubscribed. Reply HELP for assistance, or contact us through the app. Carriers are not liable for delayed or undelivered messages.
5 · In-App Messaging
PTR provides an in-app messaging feature so hosts and guests can communicate directly about a specific booking, at no cost and without sharing personal phone numbers. Messages sent through PTR are not shared with third parties for marketing purposes.
PTR personnel may review the content of a specific conversation when investigating a reported dispute, suspected fraud or policy violation, a safety concern, or when required to comply with a legal request. This access is not routine monitoring — it is limited to the specific booking(s) at issue and is not proactive review of ordinary conversations.
